There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.
In markets where new construction has been active, prices have pulled back. Phoenix, Austin, and parts of Florida saw corrections of ten to fifteen percent from peak levels in some submarkets. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.
Flor is a name you might hear from a lot of agents right now, because the buyers getting deals done tend to have clear budgets and stick to them. That is not a personality trait. It is a preparation habit.
Before you look at a single listing, get your financing fully sorted. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. In this market, a seller who receives an offer without that documentation will not take it seriously.
The appraisal is the lender’s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent whether recent comparable sales support the price you are offering.
Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing with a history of two failed deals in the past month is a fundamentally different negotiation than a fresh listing in a neighborhood where homes sell in under a week.
For buyers with the financial cushion to handle a repair bill without panic, this market is workable, even if it is not cheap or easy. The homes that are priced correctly for current conditions are still moving. They are moving to buyers who showed up prepared.
Real estate rewards preparation more than it rewards timing. Waiting for a better market is a reasonable position only if your personal situation supports it, otherwise you are just paying rent while prices hold. A look at real estate listings and pricing data in your target area costs nothing and tells you a great deal.)
